Pool Mailing | Architectural Guidelines Update | Annual Spring Inspections

Hello Neighbors,

2023 Pool Mailing, Swim Team Calendar, Tentative Social Event Calendar
Please keep an eye out for the annual pool mailing. Included will be pool hours, rules & regulations, information on pool passes, swim team calendar, and tentative Neighborhood Social Events calendar. They should be arriving in your (snail) mailboxes within the next week or so.

Architectural Guidelines Update

At the last Board meeting on March 28, 2023, the Board approved an updated version of the Architectural Guidelines for homes in Washingtonian Woods. This updated version of the Guidelines was drafted by the Architectural Committee and codifies and clarifies several topics that the Committee has previously provided guidance to the Board on since the last published Guidelines from April 2019. These topics are called out below, for easy reference:

    • Additional verbiage on Front Walkways
    • Example pictures (front walkways / fogged windows)
    • Additional verbiage on Black Balusters for decks
    • Additional clarifying verbiage on Garage Door Windows
    • Additional clarifying verbiage around colonial style doors
    • Additional verbiage around tree stump grinding
    • Additional pre-approved Alfandre Cedar Roof Composites

Both the updated Guidelines and list of Pre-Approved Alfandre Roof Materials can be found here.

Annual Spring Property Inspections
Annual compliance reviews are scheduled to begin in the next week or so for all owners of single family homes in Washingtonian Woods. These inspections are to verify that every property is in full compliance with the Association’s governing documents, and the reviews are conducted during this time of year in order to give everyone an opportunity to make necessary corrections and repairs during the best possible weather conditions. Please note the Annual Compliance Review is in addition to regular drive through visits. The reviews are done from the streets and common areas, and may include photos. Please be aware, no one will be coming onto your property.

Below is a partial check-list for your reference:

    • All roof shingles and exterior siding are in place
    • All exterior brick, stone, and siding is clean and free of stains
    • All exterior trim, features, and cornice are in place and in good shape
    • Exterior lighting is functioning and in good shape
    • Garage doors are in good shape
    • All shutters are in place, the same color and not faded
    • Mailboxes are straight and have the address present
    • Mulch beds are free of weeds
    • Plant material and trees (including branches), are in good shape
    • Fence, if applicable, is in good shape
    • Deck, if applicable, is in good shape
    • Bulk/loose items on the property that are not kept out of public view
    • Trash cans/recycle bins not stored out of public view except on collection days
    • Outdoor play equipment shall not remain in front of home when not in use

PMP will be conducting the property inspections. If you have a compliance issue, you will first receive an email notice, followed by a hard copy of the notice to your home as well. If you have any questions, please wait for the hard copy of the compliance letter and then contact Tim Mulford at PMP (301-963-3337 or [email protected]), to discuss further or to request an extension.

Your efforts in keeping Washingtonian Woods an attractive and appealing community in which to live are very much appreciated.

We hope everyone is staying safe and well.

Thank you,

Election Results | Pool Tree Work | Trash Service Update

Hello Neighbors,

Election Results
At the rescheduled annual meeting, which occurred on February 28, 2023, the following residents were elected to the Board:

Kellie Meade
Glenn Watts

Thank you to all residents who offered to volunteer their time by running for a position on the Board.

Pool Tree Work
Weather permitting, there will be tree work happening this coming week at the pool in preparation for the upcoming pool season. The aged and overgrown pine trees behind the pool pavilion will be getting removed and will be replaced with 22 new arborvitaes. The arborvitaes will act as a green screen and run along the length of the metal fence behind the pavilion. Additionally, additional plantings will be getting installed around the pavilion as well. Please see the sketch below.

Neighborhood Trash Collection Service
The Board still does not have any updates with regards to timing around the implementation of our trash service to one day a week. We do not yet know when the change will be implemented, nor do we know our scheduled day-of-week for service. However, we will certainly keep everyone informed as we learn more, and with the intent of giving everyone as much time as possible to prepare. Thank you all for your extended patience.

Next Board Meeting – March 28, 2023, 7pm
The Association holds monthly Board meetings on the 4th Tuesday of every month (with the exception of December.) The meetings start at 7pm and are currently held over Zoom. Due to privacy concerns and a need to verify attendance, the Board has decided not to post meeting Zoom links in a public forum. Rather, all residents interested in attending a Board meeting should reach out to Tim Mulford ([email protected]), and Tim will provide the appropriate Zoom link once available.

Our next meeting is Tuesday, March 28, 2023.

Washingtonian Woods Clubhouse, Upper Level

The Social Committee has been asked to sponsor our very first Mahjong Club of the Washingtonian Woods Community! The main goal of the club is for our neighbors, old and new, to come together to build meaningful connections with others who share similar interests. The plan is to meet once a month at the club house. The first of our club meet will be 6pm on Friday, January 20 at the upper club house. Belward Farm Amenities Wishlist | Neighborhood Street Light Improvements

Hello Neighbors,

Belward Farm Amenities Wishlist
As many of you know, Belward Farm is slated for redevelopment. The Montgomery Planning Board will be voting on the site plan this January. In advance of that approval, the landowners, Johns Hopkins University, are interested in what neighbors of the farm (Washingtonian Woods and Mission Hills) would like to see built/kept/repurposed for community use. Some ideas include: a community garden, event space in the dairy barn, and a pedestrian walkway to the property over/under Muddy Branch Road. What would you like to see? Our requests will likely apply to the dozen acres around the homestead which will remain as-is, as it is protected by the Montgomery County Historic Commission.

Please take advantage of this opportunity to have our voices heard. Please submit your requests to Tim Mulford ([email protected]) by Wednesday, December 21, 2022.
(Above: The Dairy Barn at Belward Farm)

Neighborhood Street Light Improvements
As many of you may have noticed, the light fixtures atop the lampposts throughout our neighborhood have recently been replaced with brighter LED fixtures. The newer, brighter LED fixtures will not only increase visibility throughout the neighborhood during nighttime hours, but will also make the neighborhood more energy efficient as well.

This is all part of the City of Gaithersburg’s LED Street Light Conversion Project. You can learn more about this project here.

We hope everyone is staying safe and well.

Thank you,
Glenn Watts

Upcoming Neighborhood Social Events | Holiday Caroling | Cookie Exchange | Fire Truck Parade | WW Gives Back

Hello Neighbors,

The Washingtonian Woods Social Committee is proud to host and offer the following events to the neighborhood this December:

Washingtonian Woods Gives Back
Saturday, December 10th
10:00am – 1:00pm
Washingtonian Woods Clubhouse

We are excited to bring back our annual Washingtonian Woods Gives Back holiday gift giving program. This year we are again partnering with KINDH (Kids In Need During Holidays) and helping to provide children in Montgomery County with a memorable holiday experience.

We will be adopting 10 families whose parents/guardians have submitted wish lists to the KINDH organization. In addition to the family wish list, we are asking for grocery store gift cards for each family to purchase food for their holiday meal.

Please take a look at the lists in this Signup Genius for requested gifts. When you sign up, please
understand that you are committing to purchasing AND wrapping your gifts. Please include batteries if the gift you’re buying needs them. DO NOT include gift receipts! Wrapped gift drop off will be on Saturday, December 10th from 10:00am – 1:00pm at the Washingtonian Woods clubhouse.

We ask that you label your wrapped gift(s) with the child’s FIRST NAME only. Please do not put your name or family name on the gift tag. You will need to know the family number associated with the gift when you drop off.

Thank you in advance for your support and help in making this a wonderful holiday for these children.

Please contact Marcie Blackman ([email protected]) or Rhonda Haley ([email protected]) if you have any questions.

Come caroling with us!

Then, we’ll regroup for the main event at 6:30 pm Friday, December 16, in the Upper Clubhouse for some light fare before heading out to three singing stops in the neighborhood.

More details later — for now, all are welcome to join us for some festivity and holiday fun!

Holiday Cookie Exchange
Monday, December 19th
7:00pm – 9:30pm
Washingtonian Woods Clubhouse

The Washingtonian Woods Social Committee is excited to offer a Holiday Cookie Exchange!

If you have never been to one, you are in for a treat, literally! Depending on the number of participants, each person will bring approximately 5 dozen homemade cookies/bars of your choice. Also, please print the recipe on a sheet of paper so that participants may be able to see the ingredients and be able to copy the recipe, if they would like.

We will have separate tables for those treats that have nuts and ones that do not. At the end of the night, you are able to take home 2-3 of each goody. The Social Committee will have some light hors d’oeuvre to munch on. Please make sure you bring tupperware or a ziplock bag in order to take home the cookies.

PLEASE RSVP through this Sign up Genius by December 12th.

If you have any questions, please contact Meredith Bollini – [email protected]
